As of Friday, March 27, 2020, Airbnb is temporarily restricting access to Super Strict policies for new properties only. Listings with these policies already set will maintain them, but no new or existing listings will have the ability to add these policies.
- Title Override: By default, Airbnb uses the property name you have in the general settings. Use this field to display a different title on Airbnb only (optional).
- Description Override: By default, Airbnb uses the description you have in the general settings. Use this field to display a different title on Airbnb only (optional). If your default description is long, we recommend using an abbreviated version here.
- Guests Included: The number set here will be your maximum occupancy by default. However, you can charge extra if the guest count exceeds a certain number. Let's say your property sleeps 6, but you would like to charge more for each guest over 4. Change the number here to 4, then enter a Extra Guest fee below.
- Extra Guest Fee: The amount to charge per guest over the maximum number of guests allowed (see Guests Included setting above).
- Security Deposit: Airbnb guests are responsible for damages up to the amount entered here. No charges or authorizations are made upfront, but you must make a claim within 48 hours after check-out.
- Cleaning Fee: Airbnb does not pull any housekeeping fees you have set under rates, so if you collect this type of fee, you must enter it again here.
- Rate % Increase: Amount to be added to your nightly rate (optional). Most people use this to account for Airbnb's service fee.
- Weekly Stay Discount: Reduces nightly rate by a percentage for stays between 7 - 28 nights. Airbnb does not user the weekly rate from your rate settings.
- Monthly Stay Discount: Reduces nightly rate by a percentage for stays greater than 28 nights. Airbnb does not user the monthly rate from your rate settings.
- Airbnb Cancellation Policy: Choose between Flexible, Moderate, and Strict (Grace Period). See their cancellation policy info here. Both Super Strict policies are available only by invitation. To be eligible, you need to verify your business and identity. Refer to both links below for the verification process.
- Permit ID: Enter your government or tax ID here. This may be required based on your property's location. Read more here.
- Booking Lead Time: Choose how much advance notice you require for reservations. If the start day is within this window, guests must request reservations rather than instantly booking them.
- Allow Request to Book: Choose whether or not guests can request a reservation if the start date begins inside of your booking lead time.
- Max Days Notice: Choose how far in the future you allow reservations. We recommend 365 days or less because Airbnb does not accept rates or availability past one year, so they will default to your standard rate for reservations 366 days or more in the future.
- Check-in Option: Select the type of check-in you offer your guests (smart lock, host greets guest, etc.).
- Check-in Instructions: Detailed instructions for your confirmed guests. This setting is required if you have selected a Check-in Option.
- Directions and Helpful Tips: Use this field for providing detailed directions to your property (only shared with confirmed guests).
- House Manual: Explain features of your listing, such as how to turn on the hot water heater or where they can find an extra blanket (only shared with confirmed guests).
- The Space: Provide details about what makes your listing unique to travelers.
- Guest Access: Describe which areas of your home guest has access to (if limited).
- Interaction with Guests: Share specifics regarding your availability to guests during their stay.
- The Neighborhood: Describe details regarding your neighborhood, such as parking restrictions, food recommendations, etc.
- Transit: Share tips and tricks for getting around, such as public transportation, scooter services, walkability, etc.
- House Rules: Use this to share your expectations for guests' behavior during their stay: No smoking, quiet hours, etc. Guests must agree to this section before confirming bookings, so treat this like your rental agreement! Airbnb does not pull the rental agreement from your property settings, although you can have guests sign it after booking. See how here.
- Other Things to Note: Any other miscellaneous information that would be helpful to guests during their stay.
